Compatibility Analysis

TPC has completed many compatibility analysis for Future Land Use Map amendment requests and for site development approvals. This type of analysis looks at the impacts of the proposed land use change or development in relation to existing or anticipated uses in close proximity to the project site. This analysis studies how the uses are anticipated to interrelate over time.

Due Diligence Reports

Due diligence reports, which study the proposed development against the Comprehensive Plan, the Land Development Regulations, state legislation, and other relevant documents and plans are written to ensure the proposed development will be consistent with these requirements. This process is one of the first steps many developers exercise to confirm the development will fit the site.

Expert Witness Testimony

Allara has served as an expert witness to area land use and real estate attorneys. She testifies regarding compatibility of uses and the application of the local Comprehensive Plan and Land Development Regulations to proposed and approved developments and the consistency of Comprehensive Plan amendments.

Policy Planning

Allara has authored Comprehensive Plan Elements and Land Development Regulations throughout her career in multiple jurisdictions including Bay County, Destin, Panama City, Mexico Beach, and Gadsden County, Florida. These policy and regulatory documents are adopted by ordinance. Allara has also presented these proposed changes to the respective governing bodies through the Local Planning Agency and governing body public hearing process.
